Recent Client Pending Deal
We recently went under contract with first time buyer on this beaut in the Nora / south Carmel area. IT IS A STUNNER! Zillow link.
This ranch was flipped by the live-in homeowners, and no detail was missed… Heated bathroom floors, gorgeous textured walls, sleek MCM-esque garage door…
Craziest part… This deal went for asking price, even though multiple buyers were interested, we acted quickly and gave the seller everything they wanted in an offer…
I’ve been saying now is the best time to be looking for a home / investment property in the last 5 years for awhile… Cool to see many taking advantage of that and beating the masses who will be entering the market come March / April…

Fed Rate Drop… What’s the Word?
Yes, indeed the Fed did drop the rate.... In September, the Fed cut its key interest rate by 0.25 percentage points (25 basis points), lowering the target range to 4.00%–4.25%.
However, if your agent is telling you mortgage rates dropped by 0.25%… RUN.
I clear the air with what this news actually means in this short video below—
Mortgage rates have actually subtly jumped a bit since Fed announcement. Repeat after me: Mortgage rates follow the bond market not the Fed overnight rate.
