The market is quietly working to the advantage of those noticing.

I just closed on a cash out refinance on 2 investment properties, dropping my rate from 7.25% to 6.5% opening up some more cash flow.

We are seeing a market in which certain pockets — Bates-Hendricks, Fountain Square, Near Eastside — sightly favor buyers. Where others — Brownsburg, Broad Ripple, Noblesville — favor sellers.

This Spring: Boomers are starting to downsize, which is opening up key inventory in tight pockets.

Keystone’s Fashion Mall Is Getting a Major Upgrade

The former Saks Fifth Avenue space at The Fashion Mall is being reimagined into a more modern lifestyle-retail wing — and the first announced tenants give a pretty clear signal of where premier retail is headed.

The new lineup includes Arhaus, Design Within Reach, 7th Avenue, North Italia, and Kitchen Social, with openings expected in phases around late 2027.

My read: this is a bullish sign for the Keystone corridor. Simon isn’t just trying to replace a department store — they’re creating a more experiential, restaurant-driven, streetscape-style destination. That matters because the strongest retail nodes are still attracting capital, tenants, and foot traffic, even as weaker malls continue to struggle.

For Indy investors, Keystone continues to prove that location quality matters. Premium submarkets with strong incomes, good access, and destination amenities are still separating themselves from the pack.

  • Why I Like This Deal → With full occupancy at $1300-1350 / unit, this property can actually cash flow from day one. Tenants pay all utilities & it includes gated parking. This is a stabilized class B to B- asset, with an area in transition. New operator needs to meticulously review owner expenses to be expected & policy with these being individual condos.

Best Value on the Market Home? In Avondale.

  • Asking $189,900

  • 3 bed, 1 bath, fully renovated craftsman style

  • Market rents $1500-1600

  • Why I Like This Deal → It’s not often to see a home priced truly under market value, but here it is. This property has been meticulously renovated while preserving original craftsman spirit. Rental, cheap home, MTR? Options are pretty endless at this price point.

Off-Market Duplex with House Hack or Value-Add Potential

  • 1119-1117 Dearborn Ave
