Back to the low 6’s!
Today, no intricate market deep-dives to share: Only good news that gas prices are down, and so are interest rates. No wet blanket on this Spring Bull Market, we are up & to the right.
Sign of the season — our team Roots has the same equivalent pending right now, than was closed all of Q1 (over 3 months). We have $10,500,000 in real estate volume under contract for our Spring-moving clients!
In a crazy turn of events, West Fork Whiskey is selling their newly built facility in Westfield, IN…

According to the IBJ: “Fishers-based Stick and Hack Entertainment LLC has acquired West Fork Whiskey Co.’s property in Westfield and plans to open a sports and entertainment venue at the site, the company announced Tuesday.
Stick and Hack Entertainment said the facility at 10 E. 191st St., just north of the Droplight Grand Park Sports Campus, will have two restaurants, three full-service bars, an outdoor beer garden, golf and racing simulators, and facilities for miniature golf, darts, table tennis, shuffleboard and bocce. New proposed building on 54th & College Ave

The current Airmaster building up for public auction
The owners of one of my favorite local pubs, just in my back yard, have plans to acquire the building just north to Fat Dan’s on College Ave in SoBro.
The new proposed structure is going through government approval for re-zoning and permitting. It would be a mixed use facility with residential apartments on top, and retail on the ground floor. IBJ article.
Details haven’t been splurged if Twenty Tap restaurant and beer bar would be relocating, yet.
This Week’s Deal Picks
Hand-picked deals either on the market, coming soon, or off-market in Indianapolis!
Luxury 5-Unit Commercial asset on Historic Park Ave

5 unit luxury units all rented long-term with option to convert to STR or MTR units
Asking $1.6M
Current income is $13,200 / mo or ~$150,000 / year
T-12, expenses etc. available on request
Why I Like This Deal → Yes, it’s expensive but this asset is built for a real estate mogul — perfect for 1031 exchange or a large equity deposit to make it cash flow well. The units are rented from $2100-4500, finding quality tenants is not an issue with this level of finish and uniqueness in Historic Old Northside. There is potential for $100K+ accelerated depreciation if one chooses to go down that route. Management in place.
Pre-Market Duplex with House Hack or Value-Add Potential

1119-1117 Dearborn Ave
One side is rented for $1400, other side vacant (open to renovate or house hack)
Asking $259,900
Why I Like This Deal → This is a duplex in the line of development (Springdale) with a reasonable price, there is potential for value-add especially w/ kitchen upgrades. It’s rentable / house-hackable now, but with opportunity to push the value upwards.
Distressed home in Mapleton Fall-Creek Area

** 3026 N Guilford Ave **
Asking $125,000
ARV: $225-235,000
Why I Like This Deal → This home has actually appraised for $250,000(!) and now they’re asking $125,000. This deal has immediate equity built-in, and it’s a “fire sale” price. The home was vandalized by animals and tenant neglect. Looks rough on the surface, but huge value for someone willing to invest in the professional cleaning.
Pre-List Broad Ripple Charmer — first or move-up home!

616 E 66th St. | Warfleigh Neighborhood
3 bed, 2 bath with partially finished basement, large fenced in back yard
Asking $350,000 (tentatively)
Going to market early June, see it before the rest of the MLS does!
9-Unit Apartment Building in Broad Ripple

9 unit multifamily apartment in Meridian-Kessler
Asking $1.1-1.2M (tentative)
Currently producing $7800 / mo (2 vacancies), gross rental income fully occupied at $9500-9800 / mo
NOI $69,6700 (pro forma, at current rents)
Stabilized value post-renovation → $1.7M @ $95,000 NOI
For more information, reach out.
House-Hackable on Old Southside

Each side is 2 bed, 1 baths, and fully turnkey & renovated!
Located minutes from Lucas Oil & downtown Indy
Asking $325,000
Why I Like This Deal → Location, location, location! This would be the perfect house for someone to house hack, live in one side, and airbnb the other (~$2300 /mo revenue projection) or long term rent ($1400 rent rate); both sides vacant and ready to deploy!
